The Garratt Lane project delivers a significant new 100 percent affordable housing scheme for Wandsworth, developed in collaboration with Higgins Partnerships and Wandsworth Council. Planning permission for the revised design was secured in 2025 through Stage 3, and the project is now progressing through Stages 4 and 5 towards construction.
The scheme forms Phase 2 of the wider Garratt Lane and Atheldene Road Regeneration, following the near completion of Phase 1 along Atheldene Road and Oakshaw Road. In response to national and local policy objectives to increase affordable housing delivery, the design takes a refreshed approach to the main Garratt Lane site, enabling the provision of 113 carefully designed new homes while retaining the core principles of the consented masterplan.
Alongside residential accommodation, the development includes a new NHS health centre, commercial space fronting Garratt Lane, and high-quality shared amenity areas. The health centre remains largely as previously approved, with minor refinements to its elevational treatment.
The architectural approach is informed by the local context and engagement with residents, with a strong emphasis on material quality and townscape integration. The proposals were developed through ongoing collaboration with the planning authority and Design Review Panel, with feedback carefully embedded into the evolving design. The result is a cohesive, locally distinctive scheme that delivers essential homes and community facilities as part of a coordinated regeneration programme.
