The 95 Plumstead Road project is a major residential-led development in Plumstead, south east London, forming the final phase of a multi-phased scheme granted planning permission in 2021 under Greenwich reference 21/0585/F. The current proposals focus on Building B, the last residential building to be delivered on the site, replacing the former LSEC College building.

The scheme delivers a modern, high-quality residential building designed to respond to contemporary regulatory requirements while meeting the evolving needs of the local community. The development provides a significant uplift in housing delivery, including 36 additional new homes, alongside an enhanced affordable housing offer that supports both local and strategic housing objectives.

The architectural approach builds on the strong placemaking principles established across the wider development, creating a distinctive and coherent addition to the townscape. The design carefully balances increased residential capacity with considered massing, robust detailing and a strong material response, ensuring the building sits comfortably within its context.

The wider development includes an education component which remains unchanged, allowing the residential element to be brought forward as a clear and focused phase in its own right. The completed scheme supports long-term growth in the area, delivering much-needed homes within a well-integrated and characterful neighbourhood setting.
